Preventive Maintenance Agreement (PMA) Program

It's vital that you have your heating and air-conditioning equipment serviced and cleaned at least twice a year. Without these regular check-ups and cleanings, your equipment can become less efficient over time and it's lifespan is greatly reduced. As with any machine, proper maintenance is smart and wise. That's why we created our PMA program.

What this Program Can Do for You

Twin Air understands your heating & air-conditioning system and can eliminate money-wasting problems. We have developed a customized program that addresses the problems we see most often. The comprehensive Service and Maintenance Agreement we offer is designed to:
  • Reduce the possibility of a heating and air-conditioning breakdown.
  • Reduce your utility and repair costs.
  • Maintain or enhance your current level of comfort.
  • Provide you with discounted labor costs.
It is important to note that prior to signing up for this contract we require that you purchase an initial cleaning of your equipment. This allows us to do a needed assessment of the units, as well as preventing any needless maintenance of equipment that should be replaced.

What Our PMA Package Includes

Heat Pump & Electric Air Conditioning Systems
 1. Condenser Coils: fins will be straightened and coil cleaned.
 2. Evaporator Coil: will be inspected and cleaned.
 3. Blower Wheel: will be inspected and cleaned as necessary.
 4. Refrigerant Charge: will be checked.
 5. Air Filters: will be replaced at customer's option.
 6. Belts and Pulleys: will be inspected and adjusted as required.
 7. Lubrication: of motors and bearings.
 8. Thermostat: will be cleaned and leveled.
 9. Controls and Safeties: will be inspected and checked.
10. Crank Case Heater: will be operationally checked.
11. Relays and Contactors: will be inspected.
12. Unit Disconnect: will be inspected.
13. Unit Wiring: will be inspected and loose connections tightened.
14. Temperature and Pressures: will be taken and recorded.
15. Defrost Timer: will be checked.
16. Reversing Valve: will be operationally checked.
17. Auxiliary Heat Strips: will be checked.

Oil & Gas Heating Systems
 1. Heat Exchanger: will be inspected for cracks and deterioration.
 2. Safety Controls: will be operationally checked.
 3. Gas Burners: will be cleaned if needed.
 4. Thermocouple: will be checked.
 5. Fan Switch: will be checked and adjusted as needed.
 6. Pilot: will be cleaned and adjusted as necessary.
 7. Air Filters: will be replaced at customer's option.
 8. Blower Wheel: will be inspected and the motor lubricated.
 9. Gas Line: will be checked for leaks from the furnace to the shut-off
     valve and to the burners.
10. Combustion Air Openings: will be checked.
11. Flue Pipe: will be inspected.
12. Nozzle and Oil Filter: will be installed.

The Outstanding Benefits
  • Some heating and air conditioning problems can double operating costs without reducing comfort; in other words: the affects of the problem may only show up in your wallet.
  • Up to 80% of all a/c and heat pump compressor failures could be eliminated if the problems were corrected in a timely manner.
  • "Freon" (refrigerant) should never need to be replaced. If it must be added every year, there is an expensive leak that must be repaired (according to the EPA).
  • A dirty evaporator, condenser, and blower could increase a/c and heat pump electrical usage by 50% or more.
  • It only takes 100th of an inch of dirt or film on an evaporator to reduce it's efficiency by 5%.
  • Un-repaired small problems lead to very expensive repairs.
  • Depending on the current condition of your equipment, this service may pay for itself several times in energy savings alone.
  • Safety checks can eliminate dangerous problems.
